I am experiencing an emergency what do I do?
An emergency would be defined as a break that is potentially harmful to the residence if it is not repaired or one that is causing additional property damage beyond the initial break. If this is the case, please call 925-363-5328 immediately to report your issue. If no one is available to take your call, please leave a message and we will return you call ASAP. 

If something breaks what do I do?
Please fill out a maintenance request form and either mail it or fax it to the office. If you need to speak to someone please call us during normal hours. General maintenance and wear/tear items (light bulbs, stovetop drip pans, window cleaning, yard watering) are the tenant's responsibility. Big items (like those covered on the emergency list) are generally the owners' responsibility. In many cases clogs and disposal jams are tenant caused and therefore your responsibility. If there is an item needing replacing (a toilet seat or a screen) we can often times have the owner pay for the materials if you'll provide the labor.

You are sending out a repair person - are you going to let them into my home?
In most cases we won't be going out unless the repair/improvement is a big job. On minor repairs the repair person will schedule with you.

Do you allow pets in your homes?
In most cases we do subjet to a pet agreement and a pet deposit.

What are my alternatives for how I pay rent?
We offer a variety of ways for you to be able to pay your rent. The first option is to simply write a check and mail it to our office. Please remember that we cannot be accountable for receiving your payment from the US Postal Service. The second option is to come to our office which is conveniently located at 501 Railroad Ave, Pittsburg CA 94565. If we are not there just drop your payment through the mail slot. The third way you can pay your rent is through our easy-to-use direct payment plan through our website utilizing your bank account. You can even create an auto pay every month and the website does the rest of the work. All you have to do is contact us and we will email you a user name and password.

What can I do with the online Tenant Portal & how do I enroll?
With our online Tenant Portal, you can:


• View your account balance, charges, and payments.
• Pay your rent online, safely and securely.
• Submit maintenance requests online.
• Download your lease agreement and other important documents.
• Access an online directory of important phone numbers.
• And much more.

To get started, just contact us and we will email you a user name and password.


We want to renew our lease. What do we need to do?
Call us first. If it fits the owner's plans and you have proven to be a reliable tenant we'll coordinate the new lease.

We want to end our lease early. What are the penalties?
You are responsible for the terms of your lease. If you are on a fixed lease you may be liable for the full rent owed. We try to work with you in finding a replacement tenant but there will be advertising and vacancy costs. Please call us so that we can begin the search for a replacement tenant to release you from your lease. You will be charged a lease set up fee equal to one month rent, advertising costs and rent until the unit has been rented. On a month-to-month lease you need to give us 30 days written notice prior to vacating.

We have lots of bugs - what do we do?
If you've just moved in call us and we'll discuss remedies. If you've been in the unit for a while, then you are responsible for pest control. We strongly recommend COMBAT for Ants & Roaches. You can also use various roach motels, bait traps, and the fumigators available at the local stores.

We're getting ready to move - do we need to do anything special?
Yes. You need to complete a "resident's notice of intent to vacate form". You can down load it by going to the documents tab and then select this form. Once you complete this form and turn it into us, we will mail you a letter detailing your move out requirements.
